The Price: As always, at the very commencement of a campaign, it is hard to gauge whether an offer at the get go is going to be the best. In this case, the offer was above expectations and I then continued to negotiate to achieve the final sale price of $2,100,000.

The Sellers: I initially appraised this home in 2016 when the owners were toying with the idea of selling. This time around, we discussed how to fully prepare it for sale. I advised them on what needed to be done to fully maximise its appeal in the market.  They changed the kitchen splashback, re-carpeted, re-painted and re-turfed some of the bare lawns. They removed large furniture from rooms and stored the table tennis table, thus making everything appear larger, streamlined and created flow. They listened to my advice and it made a huge difference in price.

The Buyers: I had shown the buyers a house in Newport about three years ago and are on our database. They came up as a buyer match, along with many others, and I sent a “New Listing” out via email and text.”
