Here are our top tips for renovating, and four properties to get you started.

The desire to create is in many of us, whether it’s an artwork, a cake, or creating our very own dream home.

If you’re super handy with tools or love organising trades to assist, we have four properties that could be just the project you’ve been searching for.

But before you pick up that sledgehammer and break down a wall, here are five points to consider:

Are you renovating to sell or are you renovating to live in?

If you’re planning a quick sale you should aim to make the home attractive to the broadest range of potential buyers, without breaking the bank.

If you’re creating a home to live in, then you may want to consider more premium fixtures and materials and you can also be more personal on your design element.

2. Is your budget realistic

Renovating is expensive. And usually more expensive than originally thought.

Obtain an estimate of costs from a builder or quantity surveyor before making any big decisions.

3. Consult the experts

If you’re planning a DIY renovation, contact your local council to learn about any relevant regulations.

If you’re planning any major work, consult an experienced builder to make sure your house can support the plans you have in mind for it.

4. The importance of timing

Create a schedule of works and ascertain when cabinetry etc should be ordered so they will be installed on time.

Delays cannot only be annoying, but also very costly.

5. Work it out before you start

Decide from the very beginning how you want each space in the home to look.

Magazines, pinterest, the website houzz.com can help you create the vison you are wanting to achieve. If you have the budget, consulting an interior designer is well worth it.
